Buying Raw Land – An Insider’s Guide

You probably have dreamed about owning a piece of property, building your dream home and living happily ever after. What many don’t consider is that buying organic land can be challenging and really should be approached with great persistance and caution. Land Permitting Services

Unlike a home for sale, organic land may appear faithful. In most cases – large defects are quickly apparent at home. Mildew, structural problems, cracks and leaks stand out and can certainly be found by a qualified home inspector. In a land purchase, your problems are harder to find and usually worse. Some questions one should ask when buying raw land. 

Will i have guaranteed access to the house?

Often times a part of land can be “Landlocked” or legal gain access to may well not be present on the parcel. Even if there appears to be a road bringing about the property it may well not be looked at legal access documented with an easement.

Are there easements across the property benefiting other parcels?

Occasionally a previous owner may have granted access across the parcel for the good thing about another parcel. It can helpful to know where these are generally as not to interfere with the future plans of building. Easements happen to be everlasting (although there are ways to take them off, but that’s a different story. ) I’ve found easements as old as 50-100 years that contain recently been passed down from action to deed.

Any kind of Constraints?

Your local title company provides you with CC&R’s on a property after request. If you are working with an Agent, they must be able to assist you. CC&R’s will define any limitations on the property. They will typically have minimum home sizes, mobile home constraints, or architectural requirements. Really imperative to really know what you can and cannot do on the property before you purchase.

Do We know in which the property limits are?

Often times you can negotiate to get the Seller pay for a property study. It’s not recommended that an acquiring any raw land become without a full survey which at the very minimum, defines the corners or the condition of the property, this type of survey typically includes defining midpoints and recording at the local courthouse.

Can I get a building permit?

Contact your local permitting office, make clear that you are trying to get some natural land (they’ll probably desire a parcel number or any way to identify the parcel), ask what is required on the goods to obtain a building permit and note your findings. In some areas there are minimum sizes, road conditions or street frontage requirements needed to obtain a building support, nothing is more aggravating than buying a property and finding out you can’t build on it.

What about utilities?

Locate out where nearest programs are. Developing utilities can range from thousands to tens of thousands of dollars depending on distance required to move them.
